What we take on
The repairs that come up across a lettings portfolio or a block, done by our own trades rather than passed down a chain of subcontractors.
Leaks and plumbing
Dripping taps to burst pipes, blocked wastes, failed seals, toilets that won't flush and radiators that won't heat.
Electrics
Dead sockets and lights, tripping circuits, extractor fans and smoke alarms, by a registered electrician, with certificates attached to the job.
Roofs, gutters and outside
Slipped tiles, leadwork, blocked and leaking gutters, fences, gates and paths.
Damp and mould
We find where the water is getting in before treating what it has done, whether that is a leak, a bridged damp course or a room with no ventilation.
Doors, windows and locks
Sticking doors, broken handles, blown double-glazed units, lock changes between tenancies, and boarding up after a break-in.
Plaster, decoration and floors
Making good after a leak, redecorating between tenancies, and replacing damaged flooring and tiles.
Kitchens and bathrooms
Worktops, doors and hinges, sealant, shower screens and extractor fans, and a full replacement when a repair no longer makes sense.
Communal areas
For block managers: stairwells, entrance doors, communal lighting, bin stores and redecoration of the shared parts.
Void works
Turning a property round between tenants: the repairs, the redecoration and a check of everything before the next move-in.
How a works order runs
The same five stages on every job, all logged in Fixflo, so you can answer a landlord or a tenant without chasing us.
Works order
Raised in Fixflo, or emailed to us. We accept it or come back with a question the same working day.
Access
We arrange the visit with the tenant directly, so you aren't left passing messages between us.
Approval
Jobs within your spending limit are done on the first visit. Anything over it is quoted in Fixflo, with photographs, for you to approve.
Repair
Our own trades do the work. If we find more than was reported, we stop, photograph it and quote before going further.
Closed off
Photographs before and after, any certificates, and an invoice against the works order number.
Emergencies: call us, don't wait on a ticket.
A works order is fine for a dripping tap. It is too slow for water coming through a ceiling. If people or the building are at risk, call us and we'll send someone to make it safe, then quote the permanent repair.

Yes. Add us as a contractor using hello@promaester.com and works orders come straight to us. We accept, quote, update and invoice through Fixflo, so the whole history of the job stays in one place.
Yes. Email the works order to hello@promaester.com with the property address, the tenant's contact details and your spending limit, and we'll run it the same way.
We do, using the contact details on the works order. If we can't get in, we tell you through Fixflo rather than letting the job sit.
We stop, photograph it and send a quote before doing anything beyond what was approved. We don't carry on and hope the landlord agrees.
One invoice per works order, quoting its number, sent when the job is closed off with the photographs attached. Payment terms are agreed with each agency when we set you up.
London and the Midlands, the same areas as our building work. If a property is on the edge, send the postcode and we'll tell you before accepting the job.
